These terms govern your use of firstpickdeals.com, operated by First Pick LLC, an Arizona limited liability company doing business as First Pick Deals ("First Pick," "we," "us"). By using the site you agree to these terms.
what we do
First Pick connects real estate investors with off-market opportunities, including wholesale contract assignments and creative-finance structures such as subject-to and seller financing. We also review deals submitted by partners.
not a broker or advisor
First Pick is not a licensed real estate broker and does not give legal, tax, or financial advice. In most transactions we assign our interest in a purchase contract. Consult licensed professionals before you invest.
estimates are not guarantees
Figures on the site, including after-repair value, rent, payments, returns, and pro forma results, are estimates. They are not a promise of value or outcome. Verify every figure and inspect every property yourself.
creative finance risk
Subject-to, seller finance, wraps, and lease options carry added risks, including due-on-sale acceleration, insurance issues, and regulatory requirements. Use an attorney experienced in creative real estate.
your account
- Give accurate information and keep your login secure.
- Do not use the site for anything unlawful, and do not scrape or resell deal information.
- Property addresses and details shared with you are confidential and for evaluating the deal only.
sms terms (text messaging program)
Program: First Pick Deals deal alerts. When you opt in, First Pick sends text messages about investment properties that match your buying criteria, replies to your inquiries and offers, and account notices.
How you opt in: by checking the text-message consent box on a First Pick form, or by texting a keyword we publish. We record the date, time, page, and wording of your consent.
Frequency: message frequency varies, usually a few messages per week depending on new deals in your markets.
Cost: message and data rates may apply.
Opt out: reply STOP to any message to stop all texts. You will get one confirmation and no further texts unless you opt in again.
Help: reply HELP, or email deals@firstpickdeals.com.
Not a condition of purchase: you do not need to agree to texts to buy a property or use the site.
Carriers are not liable for delayed or undelivered messages.
Privacy: no mobile information will be shared with third parties or affiliates for marketing or promotional purposes. See our privacy policy.
If you sign up, we may email you deal alerts and updates. Every marketing email has an unsubscribe link.
intellectual property
Site content, including text, graphics, and the First Pick name and logo, belongs to First Pick LLC.
limitation of liability
To the fullest extent the law allows, First Pick is not liable for indirect, incidental, special, consequential, or punitive damages from your use of the site or any transaction, including investment losses.
changes and governing law
We may update these terms; the date at the top shows the latest version. These terms are governed by the laws of the State of Arizona.
