the partner desk
a disposition desk for acquisition operators.
We market the contracts you lock up to investors whose buy boxes fit them. We work with a small roster of acquisition partners in Arizona, not open submissions. We charge a marketing fee, paid only when your deal closes.
Arizona first. We are building the partner network in Arizona before we add other states. Outside Arizona? Apply anyway and we will put you on the waitlist.
We do not accept every deal.

how we get paid.
a marketing fee, only when your deal closes.
- First Pick charges a marketing fee, paid only at closing, equal to 30% of the gross disposition amount actually collected.
- The gross disposition amount is the amount paid above your contract price: the assignment fee, a double-close spread, or your portion of the entry fee on an approved creative-finance deal. The fee is figured before your own costs, such as marketing or earnest money.
- No fee is owed if the deal does not close. Nothing upfront.
- The marketing fee is paid through the title, escrow or settlement process whenever permitted. If title or escrow cannot pay First Pick directly, First Pick invoices the partner after closing.
- We market your contract to matched buyers. Your attorney and the title company handle the assignment and closing documents.
- Every partnership runs under a signed written agreement, and its terms control. No deal goes to buyers before that agreement is signed.
- 1. applyA few practical details. Straight answers beat polished ones.
